Brief & Site Analysis
Reading the land before drawing a line.
Every project starts on the site, not on the drawing board. We survey the plot, plot the sun path across the year, note the prevailing wind, the fall of the land and where monsoon water wants to run, and look at what sits on the boundaries — the road, the neighbours, the views worth keeping and the ones worth closing off. Alongside that runs the harder conversation: what the building is for, who lives or works in it, how many, at what hours, and what the budget will genuinely carry. A brief that is honest about constraints is worth more than one that is ambitious about everything.

Concept Design
Layout, orientation and the organising idea.
Concept is where the building finds its argument. We test layout options against the site analysis — which way the living spaces or the shopfront should face, where the entrance and the parking land, how privacy is held from the road while the plan opens to a garden or a view, and how daylight reaches the middle of the plan. Options are drawn and modelled to be compared, not to be admired. The one that survives is the one that resolves circulation, structure, daylight and cost at the same time, rather than winning on any single count.

Developed Design & Approvals
Turning an idea into a drawing set an authority will sign.
The scheme is developed to the level of detail a building application requires and taken through approval. In Sri Lanka that means the local authority — the Pradeshiya Sabha, Urban Council or Municipal Council for the area — and the UDA where the plot falls under it, alongside any water, drainage and fire clearances the scale calls for. We prepare and lodge the submission, answer queries, and carry the design through revisions. Approvals are treated as a design constraint from stage one rather than a hurdle discovered at the end — it is far cheaper to design to the rule than to appeal against it.

Structural & MEP Engineering
The foundations, the frame and everything that runs through them.
Structure and services are designed against the approved architecture and, critically, against each other. Foundations are sized to the soil the survey found — pad footings, strip footings or a raft — and the frame is set so that its spans suit open-plan living and a shopfront's clear glass alike, without a column landing where a doorway wants to be. Water, drainage, electrical and, where they are needed, air-conditioning routes are coordinated before anything is priced, so that wall chases, ceiling voids and pipe runs are proven rather than assumed.

Foundations & Superstructure
Footings, floor slab, frame and roof — the site takes over.
Construction begins at the ground — clearing, footings and the ground-floor slab — and the sequence above follows the logic set in engineering. The frame or the load-bearing walls go up floor by floor, the upper slabs are cast, and the roof closes the building in. We administer the contract through all of it: site inspections, quality and reinforcement checks before every pour, RFI and variation control, valuation of work done, and programme monitoring. The drawings stop being the project here; the site does.

Envelope & Weatherproofing
The line between a tropical climate and the rooms inside.
The envelope does more work than any other part of a Sri Lankan building. The roof pitch and overhang, the wall build-up, the shading over the west windows and the waterproofing at every parapet and gutter decide whether the building stays cool and stays dry for its entire life, and whether it survives the monsoon intact. We detail the roof and its flashings, specify glazing by the heat it lets in rather than by appearance alone, set the depth of eaves and sunshades, and check the work before it is closed up — a leak found on a sample is an inconvenience; found after the ceiling is on it is a demolition.

Interior Fit-Out & Handover
Light, surface and detail — then the keys.
Interiors are designed as part of the building rather than applied to it afterwards: ceilings, lighting, joinery, sanitary ware and finishes are drawn against the same coordinated set as the services behind them. Toward the end the work turns to testing every fitting, snagging every room, assembling the operation and maintenance paperwork, and handover. We stay through the defects liability period, because a building's first year tells you more about how well it was detailed than any drawing ever will.
